Obligation to declare property assets

The february 03, 2023

The year 2023 marks the disappearance of the "taxe d'habitation" for principal residences. This abolition entails a major change since, from now on, all owners of real estate for residential use, whether individuals or legal entities, must declare them on their personal space on the "impots.gouv.fr" website.

Who is this for?

Whether you are an individual or a legal entity, whether you own property in joint ownership, in community, via an SCI or if you are the usufructuary; as soon as the property is for residential use, it must be declared to the Direction Générale des FInances Publiques.

Why this obligation?

The abolition of the "taxe d'habitation", which began in 2018, comes to an end this year, in 2023. As this abolition only concerns main residences, a solution had to be found to identify and monitor the use of the various properties. Thus, since 1 January 2023, it has been necessary to declare any dwelling used as a home. This concerns, at national level, 74 million premises owned by 34 million owners.

The details of this declaration?

In practice, owners must indicate for each dwelling they own what they occupy it for. This can be a main residence, a second home, a vacant home or a rental property. In the latter case, the identity of the occupants and the period of occupancy must be declared as of 1 January 2023.
After this first declaration, only a change in the situation of the dwelling will require a new declaration.

In order to meet this obligation, the secure area available on the impots.gouv.fr website has been equipped with a new online service called "Gérer mes biens immobiliers". To facilitate the process, data is pre-posted.

Owners have until 30 June 2023 to finalise their declaration.
This is just one of many formalities to be completed. Under these conditions, and to avoid any disappointment with the tax authorities, Wealth A7 can assist you and advise you on your procedures, contact us!
