Pinel scheme: what changes from 2023!

A quick reminder, what is a Pinel?
The real estate investment can have various objectives: to receive additional income, to erase too important land incomes, etc... The Pinel device allows him to invest in the new while obtaining a consequent tax reduction on 6, 9 or 12 years.
The investment must be made in certain eligible areas and rents will be capped for the duration of the commitment.
What will change from 2023?
There will be two important changes: January 1, 2023 and January 1, 2024.

In concrete terms, the reduction rates will decrease as of next year. However, there is a solution: the Pinel Plus or the Super Pinel.
What are the differences between the classic Pinel and the Pinel Plus?
Investors will be able to benefit from the Pinel Plus from 2023. Specifically, it will allow to benefit from the same conditions of the device in 2022, ie a tax reduction ranging from 12% to 21%. However, the conditions will be stricter, in order to benefit from this new device, it will be necessary to acquire a property that meets the following criteria:
- The housing must be located in a priority zone.
- For homes purchased in 2023, they will have to meet the RE 2020 energy standard.
- For homes purchased in 2024, they will have to meet the RE 2020 standard as well as reach class A of the DPE.
The Pinel + also requires a certain level of comfort for the housing:
- A minimum surface area will be required depending on the number of rooms.
- An exterior will also be required.
- The residences, T3 and more, will also have to profit from a double exposure.

The new Pinel Plus criteria will significantly increase the cost of the investment. However, if you wish to invest, it is still possible to take advantage of the Pinel 2022 scheme, the date allowing to freeze the tax advantage being that of the signature!
